Really enjoyed our visit, always beyond our expectations. Only small thing, lift still out of order, but we got a room on the 2nd floor which was much appreciated.

Old hotel but well kept abd maintained. Staff helpful abd breakfasts are delicious. Shame the lift isn’t working but hopefully that will be repaired soon.

The stay was great, if coming by car download the NCP app prior to arriving and the code works on exit with no issues at Castle terrace car park - we headed straight to the grass market from there after we had dumped our bags at the hotel. Breakfast was good and staff friendly. The lift not working is an issue but didn’t ruin the weekend. Rooms clean and tidy and our deal had wine and chocs which was great.

As stated above, lift was STILL out of order and we were on 3rd floor. The room was lovely, although the furniture could do with replacing/touched up with paint. Bed very comfortable and room was cosy.
Can see next question asking if we would stay again and unfortunately would say no due to non/functioning lift and stair issue.

Excellent break - great location, comfy room , friendly staff. Hot breakfast was a bonus last time it was a cold buffet. Having a free coffee facility at reception was a great idea.
We requested a room at the lower level as last time we were on the top floor involving climbing many stairs. Getting the lift operational should be a top priority.

The hotel was lovely and clean. The breakfast was good and the staff were pleasant and helpful. Only problem was the lift was out of order and as I have angina it was a bit of a struggle goi g up the stairs.

No. 3 Rothesay Terrace is an amazing place to stay - especially if you like to see what life was like in Edinburgh's New Town back in the grand old days. Lots of original Victorian features have been preserved in this building originally built for The Scotsman newspaper proprietor John Ritchie Findlay (also founder of The National Portrait Gallery and donor of the building). A lovely breakfast with friendly and efficient service is served in an exquisite hand carved wood interior dining room with a terrace and stunning view of Dean village. There is also a beautiful bar area on the ground floor and lavish library for guests to use at any time of day. Many interesting books including nursing and medical from when the building was used by Queen Margaret College then NHS Scotland. Our room was on 2nd floor. Lift wasn't working which was fine for us but could be challenging for anyone with mobility issues. Gorgeous spacious room with seating area, TV, cupboard unit. There was also a small extra room with bunkbeds. Huge comfy bed - nicely decorated bathroom - all spotlessly clean. There's even free coffees, teas, hot choc etc via machine in reception. All in all highly recommend. Also recommend visiting the NTS Georgian House while you are in the area.

Thoroughly enjoyed staying at B + B Edinburgh. Staff were friendly and very helpful. Hotel itself was clean, quirky and within walking distance of city centre. Parking spaces close by but they were expensive. Would stay again!

Very comfortable and cosy. Made to feel very welcome by Liam and Nadir. Will definitely be back 👍 and discovered the village of Dean which was such a lovely part of Edinburgh.
