Spend one night at this very well located hotel. Room was clean and very comfortable with all usual amenities provided. Standard hot buffet breakfast was adequate however the continental selection was excellent.

Great location - 10/15 minute walk from the train station and close to royal mile. Staff and breakfast were lovely.

Only down side was no lift especially as we were on 4th floor
Wee bit of a drain niff too but didn’t put us off plus smelled it in the Caledonian
The tiles around the shower are covered in black mould, creeping up the grout lines

Unfortunately, I did not enjoy my experience at this hotel. Fix the drainage so I can have a shower without water overflowing onto the floor. Fix the extractor fan so it's rattling for 15 minutes after switching off the light.

hotel room was great and comfortable - staff very helpful and pleasant - only complaint was Sunday morning breakfast - no brown bread or butter for toast! - simple details!

For the Itison price it was fine. Easy check in, we were on 3rd floor with no lift. We were offered a help with bags though. Room was tiny, but bed comfy and good shower. Our biggest complaint is the noise all night from the yard behind the hotel - vans came & went all night with shouts and heated conversations. So didn’t sleep a wink! Breakfast was great with choice of hot & cold Buffet. Location - about 20 min walk from Waverley Station. Perhaps ask for a room at front of building next time?

BUILDING NEEDS A LIFT!!! Carrying even a small case up several flights of very narrow stairs is difficult.
Breakfast being in a different building isn’t great.
The hotel has been modified for the building but it should be the other way round.
